Mid-Sized (20-35 cents), "Land locked" Property! Liquidation to gain capital !

After liquidating my 👉Small plots👈, I will focus on my mid sized plots for management. 

I have some mid sized (20 to 35 Cents) plots that are land locked or not attached to the Government path. These plots are enclosed by the neighboring farmer's plot. So farm operations will be dependent on the activities of the neighboring farms. I cannot properly fence such plots. So I will prioritize them for liquidation. 

Here my priority for liquidation will be based on the ease of reaching it and farming it. 

  • Plot group consisting of plot number 15059 (11 cents) and 15071 (24 cents), forming a plot of 35 cents. Khata number 1841. (Main neighbor farmer are, plot number 15048, Haribhusan Singh/Ajay Prasad Singh,  Vijay Prasad Singh). (Latitude:26.629942, Longitude:85.574792). 
            

My close competitor has transferred the plot in his name. His labor cum agricultural partner, Rajinder, is his main supporter in controlling this plot for him. But since I was too active in paying the taxes for this land in the name of its original owner, late Mushli Pathak,  so his  title has also not been removed. So I have a hope in taking control on the plot in future. 
  • Plot of 30 cents, Plot number 13634, Khata number 1842. (Main neighbor farmer are, plot number 13633, 13632,13631, Radha Kant Mishra (Father-Babu Saheb Mishra) and plot number 13624, Vijay Kumar, Parmeshwar Nath Thakur, Arun Kumar Singh).

  • Plot of 20 cents, Plot number 15867, Khata number 1841. (Main neighbor farmer are, plot number 15658, Kapil Dev Mahto, Jay Mangal Mahto, Vinod Mahto, Mohit Mahto, plot number 15646, Abhinav Raghav (Father-Dinesh Chandra Prasad), plot number 15476, Ray jee family (Harivansh, Pradip, Anutha, Dilchand, Pramahesh, Mukesh, Brijnanadan), plot number 15664, Dinesh Chandra Prasad and Chandeshwar Chandra Verma).

For this plot, the land mapper said me that its total area is 0.50 acres, while both Mahesh Ray and Umesh Shah, has this plot in their name, and both are paying taxes for the whole 0.50 acres. On "https://parimarjan.bihar.gov.in/biharBhumireport/ViewJamabandi", 0.20 acres of Mushli Pathak also exist ! But where my plot lies is difficult to say. As per the land mapper, I have very less hope to get this plot.

Property attached to the Government path !

 

With God's grace I have around 5 large size plots attached to the Government path, that I want to keep for farming and agri-business development. 

(1A) Khata (Account) : 1841, Land number/Khesra: 15616, Area: 0.32 acres (1295 square meters) Its geographical coordinates are, Latitude: 26°37'48.7"N (26.630206) and Longitude: 85°34'05.6"E (85.568214). (Government Map Sheet number: 5)

Location: East of NH-104, Attached to the National Highway, near to the Hero Bike agency, Bathnaha  Police station, 183, Sitamarhi, Bihar-843302.


Land Features: Depth from national highway, 4.4 meters. Side facing the road (West): 28 meters; Side facing North: 72 meters; Side facing South: 52 meters; Side facing East: 22 meters; Diagonal of the Quadrilateral: 72 meters.  (These are rough calculated figures). 

Current crop in the farm: Paddy (Kharif)

(1B) Plot group of 60 Cents area. Khata: 1841. Kheshra: 15618 (11 cents), 15619 (28 cents), 15620 (21 cents). 

This group is attached to the Plot 15616, with a narrow path, so plots from Plot number 15616 to 15620 forms a single group of 92 Cents. 

(2) Plot of 50.5 Cents. Plot number:14035, Khata number: 1467. 

6.5 cents was sold from this plot in year 2014-15. If I get this sold plot back, then the plot will regain its original size of 57 Cents.

(3) Plot of 49 Cents. Plot number: 14057. Khata number: 1465. 

Its Geographical coordinates are: Latitude: 26.633914, Longitude: 85.570351
