Small-Sized (3-5 cents) "land locked" Property ! Liquidation to get over debt & gain capital !

Objectives of the Project:

  1. To make myself Debt free 
  2. To get a better Credit score.
  3. To gain some Capital 
  4. To gain better control on my property holdings Property Holdings
  5. To present my Knowledge and Experience in Farming on the ground.
  6. To analyze different Costs, Competitors, Partners/Investors and Risks and to make attempts in there management.

Property willing to liquidate:  

Area: 3 cents (121 square meters, 0.67 कट्ठा) , Plot number: 7590, Khata number: 1467  
The plot is attached to the plots of Sadanand, Vishwanath Pathak, Vibhavendra Pathak, Mahendra Pathak (Father: Ram Bahadur Pathak) and Mushafir Mahto (Father:Puran Mahto). It is near to the Shanti Devi Temple, East of the Road going to the Arya Public School and the Army training centre. Government Map sheet is 3. Its  probable Geographical coordinates are: Latitude: 

26°38'43.9"N (26.645524), Longitude: 85°35'03.1"E (85.584194). 

Government old irrigation canal is near to the farm. The total plot size is if 16 cents, in which my maternal uncle, Sadananad mama, holds around 13 cents (Kheshra:7590, Khata:1467). Approximate Length is 16 meters, facing the road and East & West, Breadth is 7.5 meters facing North & South. Distance from the road is around 350 meters.

This is the smallest plot of my holding.

Plot number: 11456 : The plot is attached to the house of Sadanand Pathak (प्लाट/खेसरा सं० 11456, खाता सं० 1841, रकबा: 18 डि ., परिवर्तन के लिए प्राघिकार: नामान्तरण मुकदमा संख्या 7734/2021 - 2022), (Plot number 11457, Khata: 1464) , Budho Devi, Kopi Devi. It was my old maternal house, where I have spent part of my childhood. Government Map sheet number is 4. Its Geographical Coordinates are: Latitude: 26°38'18.4"N (26.638439). Longitude: 85°34'31.7"E (85.575482). 


  2. Plot number: 21059 : The plot is attached to the plots of Raghunath Singh (Plot number: 21059, Khata: 1416, Area: 3 cent) at Sonma, Bathnaha. Plots of Shivi Baitha (Father-Laghu Baitha) and Sadanand Pathak (Plot number: 21060, Khata: 1467, Area: 5 Cent)  is also attached to it. Government map sheet number is 7. Its Geographical coordinates are: Latitude: 26°36'59.1"N  (26.616407). Longitude: 85°35'01.9"E (85.583865). 

For a farmer, Farming large size plots and Selling small size plots for capital is a good policy. 

The small non contiguous plots, not directly attached to the Government path, can be liquidated at a lower price. Here Compromises are preferred over the Negotiations.

Small size plots offer a good investment for a new born child. It is also a place where a dead person will like to rest. 



OwnershipThe property is in the name of my late maternal grandfather, Shri Mushli PathakNow I am the main Heir of the property. 

Annual Rainfall of the place: Around 400 to 1550 mm.




Ground water table/aquifer is good and Hand pump can be used to withdraw the water, throughout the year and is directly consumable. So the value of the land has exponentially rose over the years (₹1000-2000/square meters)

Its an opportunity for the Property buyers. Those having surplus Liquid Assets (Cash) can convert some Cash into a Fixed Asset. Agricultural lands gives sustainable slow income for many generations. Currently the State & Central Government of India, are giving motivational funds to the farmers.

Before giving Returns to the Investors, a Business has to retain some capital as Reserve & Surplus, for its future ventures. 

Business Survival & Growth Efficiency = Income/Costs. It should be Positive. If Income opportunities are poor due to Governmental apathy, tough competitions, problems in demand meeting supply, etc., then Diversification and Cost cuttings can make it to survive. Money saved = Money Earned.

My business is still a child and it couldn't get into a shape that can generate enough income for the investors. Demarcation and fencing is very important in the property management, and I need to do so for most of the plots that I heir. This will be a costly affair, but once done, will generate returns.

  8. Seed Oil Expeller machine for Palm oil (Elaeis guineensis), Ground nut, Mustard, Linseed (Linum usitatissimum), Sunflower, Chia seed (Salvia hispanica), Soybean (Glycine max), Ground nut, Til (Sesamum indicum) etc.
  9. Water storage and Irrigation service during drought or extra need of water. Distilled water plant and Hydrogen and Oxygen gas production plant can also generate good income.
  10. Sugarcane juice and jaggery-mini factory.
  11. Sugar from Stevia rebaudiana. Some other economic crops like Orange-fleshed sweetpotato.
  12. Mini ethanol plant
  13. With good electric supply, microwave oven based food processing.
  14. Refrigerator/Cold storage fridge based food preservations.
  15. Ready to eat/cook food items for offline and online sale. For example flour for Idli, Dosa & Vada (Rice/Wheat flour: Black gram (Urad) flour : Methi (Fenugreek): Water: Rock Salt :: 2:1:0.13:3:0.15, fermentation for 8-10 hours. Adding little curd/Lactic acid bacteria culture to the batter can improve fermentation.)

Specialization and Diversification: Specialization is for Successful growth and Diversification is for Sustainability and Survival. The saying "Jack of All Traits, Master of None" holds true. Jacks cannot be very Successful but they Survive real life tough challenges and competitions. 
Mono-cropping (Specialization) is important for farming mainly for profit and business. While mixed farming (Diversification), is used mainly for farmer's own consumption and risk cover.
