Mid-Sized (20-35 cents), "Land locked" Property! Liquidation to gain capital !

After liquidating my 👉Small plots👈, I will focus on my mid sized plots for management. 

I have some mid sized (20 to 35 Cents) plots that are land locked or not attached to the Government path. These plots are enclosed by the neighboring farmer's plot. So farm operations will be dependent on the activities of the neighboring farms. I cannot properly fence such plots. So I will prioritize them for liquidation. 

Here my priority for liquidation will be based on the ease of reaching it and farming it.

With God's grace I have around 5 large size plots attached to the Government path, that I want to keep for farming and agri-business development.

Location: East of NH-104, Attached to the National Highway, near to the Hero Bike agency, Bathnaha  Police station, 183, Sitamarhi, Bihar-843302.

Land Features: Depth from national highway, 4.4 meters. Side facing the road (West): 28 meters; Side facing North: 72 meters; Side facing South: 52 meters; Side facing East: 22 meters; Diagonal of the Quadrilateral: 72 meters.  (These are rough calculated figures). 

Current crop in the farm: Paddy (Kharif)

(1B) Plot group of 60 Cents area. Khata: 1841. Kheshra: 15618 (11 cents), 15619 (28 cents), 15620 (21 cents). 

This group is attached to the Plot 15616, with a narrow path, so plots from Plot number 15616 to 15620 forms a single group of 92 Cents. 

(2) Plot of 50.5 Cents. Plot number:14035, Khata number: 1467. 

6.5 cents was sold from this plot in year 2014-15. If I get this sold plot back, then the plot will regain its original size of 57 Cents.

Environmental Farming versus Targeted Farming

1. Environmental Farming or Forest farming, means just surrendering to the Nature, and live by what the Nature gives. 
2. In a forest, many herbivorous animals live and they eat what is available to them and die when they didn't get there nutrition. Some Humans too live in the forest and like monkey, they eat fruits, leaves available there. Many saints and hermits adopt such life. 
3. Under non-violent life, studying the Nature and its environmental biodiversity, made the intellectuals to create great literary works for the humanity. Some examples are Hitopadesha, Ramayan, Mahabharat, Darwinism, etc.
4. Some Humans too get into the carnivorous life and include foods they get through hunting and killing, in there diet. 
5. In an environment, a biodiversity establishes and becomes stable with time. Its a Zero investment farming. Adopting to the given situations is the only way to survive. 
6. As human need and greed increased, some civilization started burning forests to convert them into agricultural land (Jhum cultivation). But environmentalists are trying to control them. 
7. In Targeted Farming, there is a target to produce equal to or more then the yield, to provide desired food for a given population, from a given land area and the farm inputs. 
8. In Targeted farming many technologies are adopted like biotechnology, Hybrid seeds, chemical fertilizers, pesticides, irrigation facilities (drip, sprinkler) , infrastructures like shade house, fencing, ploughing through tractors, adopting machines for many other operations like harvest, post harvest  etc. Its a capital intensive farming. For a given Demand, Supply is tried to met. (Precision Farming)
9. Business attached to Agriculture, like Tractor for sale and on rent, Pesticide and fertilizers shop, seed companies, Debt business, etc. for there sale promotions, creates luring traps for the common farmers, who often spends more then the required by taking there services or becoming there customers and on not getting the good return on investments and finding themselves in the debt traps, they commit suicide. This vicious cycles of greed ruins the farmer and the farm.  
10. Natural farming or Organic farming is the middle path between the two extremes.
11. Here a farm becomes self independent and tries to meet all its inputs (Seed, Fertilizer (Compost), pesticides (Bio pesticide)) from the available resources. (Sustainable farming). 
12. In healthy farm the soil organic carbon is more then 1. Population load of earthworms, mycorrhiza, Nitrogen fixing bacteria (rhizobium, azotobacter, azospirillum, etc.), cyanobacteria, Phosphorus and Potash mobilising bacteria, Pseudomonas fluorescens, Chlamydomonas, Trichoderma, Cladosporium sphaerospermum, Acetobacter, and other beneficial organisms are more. This creates a stable good yield and a win-win situation for the farmer. 
13. Integrated farming with Honey bees, Mushroom, Dairy, Dung beetle, etc. helps to gain revenue from the farm wastes.

10. एक बुद्धिमान किसान, इंटरनेट, टेलीविजन, रेडियो और समाचार पत्रों पर विभिन्न डेटा की मांग को समझेगा। वह ऐसी फसल उगाएगा कि बाजार उसके दरवाजे पर आ जाए, और मुँह मांगा इनाम दे!
11. मौजूदा हालात में मुझे लगता है कि चना और मसूर एक ऐसी फसल है।
12. फसल का चयन ऐसा होना चाहिए कि अगर बाजार में नहीं बेचा जा सके, तो किसान खुद उसका उपभोग कर, खुश महसूस कर सके ! ऐसी ही कुछ फसल है गाजर, आलू, मूंग, टमाटर, केला, नारियल, गन्ना, तीसी, इत्यादि।
13. फसल चयन में वित्तीय बजट, खेत (ऊपरी भूमि, निचली भूमि, मिट्टी का प्रकार, पोषक तत्व स्तर, सिंचाई और जल निकासी की सुविधा), कीट और रोग परिदृश्य और मौसम की स्थिति बहुत महत्वपूर्ण है।
14. खेत की बाड़ भी बेहतर फसल सुरक्षा में मदद करती है।

॥ रिद्धि - सिद्धि ॥ 

1. दैनिक आधार पर बढ़ती ध्वनि प्रदूषण (हर हर-खर खर!) मुझे जल्दी से संपत्ति का प्रबंधन करने के लिए प्रेरित करता है।
2. सभी भूखंडों को औपचारिक प्रबंधन में लाने के लिए, कुछ आरंभिक कानूनी कार्य हैं: (1) अंचल कार्यालय में मेरी भूमि दाखिल-खारिज अपील (6628,6629,6630/वर्ष 2022-23) अस्वीकृत कर दी गई और अब यह जिला राजस्व एवं भूमि सुधार विभाग (DCLR) न्यायालय में है। केस नंबर 276, साल 2023-24 ! अब भूमि क्षेत्र के बारे में मेरी समझ इस प्रकार है:

   (2) मेरे प्रतिस्पर्धियों ने मेरे संपत्ति स्वामित्व और प्रबंधन व्यवसाय को नुकसान पहुंचाने की कोशिश की। अब मेरी प्राथमिकता अपने दूर के रिश्तेदार के नाम भूमि 15616 का नामांतरण निरस्त कराना है। इसके लिए मैं कानूनी उपाय ढूंढने की कोशिश कर रहा हूं। (3) मुझे लंबित करों का भुगतान ऑनलाइन/ऑफलाइन प्रक्रिया के माध्यम से करना है। (4) गेहूं की कटाई के बाद (अप्रैल-मई) और बरसात के मौसम से पहले, मेरी  भूमि समूह  15616, 15618, 15619, 15620, 15657 पर नियंत्रण लेने की योजना है। 

3. मेरे प्लॉट 13870 (26°38'03.7"N 85°34'26.0"E) में बाजार/व्यापार की अच्छी संभावनाएं हैं।
   अब हम मुख्य रूप से इसमें खेती करते हैं, लेकिन कृषि आय कम है ।
   मैं अपने प्लॉट 13870 के अगले भाग पर किसी अच्छे आर्किटेक्ट के सहयोग से जलपान-शौचालय की सुविधा के साथ-साथ बाजार का निर्माण कराना चाहता हूँ तथा इसके पिछले भाग पर खेती जारी रखना चाहता हूँ। इससे मेरी आय में वृद्धि होगी. लेकिन मेरे पास इसके लिए पैसे की कमी है.
   संभावित भागीदार/निवेशक जोखिम-वापसी परिदृश्य पर विचार करने के बाद मेरे साथ हाथ मिला सकते हैं। 

4.  मैं 3, 4 और 5 सेंट के उपलब्ध 3 छोटे गैर सन्निहित भूखंडों के गिरवी/जबरन परिसमापन की कोशिश कर रहा हूं।

5. स्थानीय से विदेशी व्यापार भागीदारों के लिए!
6. मुझे कृषि बाड़ लगाने की सेवाओं की आवश्यकता है, विशेष रूप से स्टील के तारों और कंक्रीट के खंभे की। इसमें बिक्री के लिए सूचीबद्ध भूखंड, और मंदिर की जमीन से जुड़े भूखंडों को प्राथमिकता दी जाएगी। (भौगोलिक निर्देशांक:26°38'03.7"N 85°34'26.0"E (26.634351, 85.573899))

   खेत में बाड़ लगाने वाले खंभों की मेरी प्रारंभिक आवश्यकता है: 20. मैं कांटेदार तार की बाड़ की तुलना में चेन वायर फेंसिंग पसंद करता हूं, क्योंकि पड़ोसी से शिकायत की संभावना कम होगी। मेरी कुल खेत के खम्भे की आवश्यकता 60 होगी। मुझे अपने खेत के भूखंडों के लिए गेट की भी आवश्यकता होगी, जिससे मैं खेत में ताला लगा सकूं। 5 गेट ठीक रहेगा । 
8. मैं जल्द ही पुलिस स्टेशन-हीरो बाइक कार्यालय के पास के भूखंडों (भूखंड संख्या: 15616,15618-15620,15657) पर नियंत्रण प्राप्त करना चाहता हूं। यहां मेरे पास 1.12 एकड़ जमीन है। ईंट की दीवार को बाड़ के रूप में बनाना महंगा होगा। लेकिन अगर मैं कोनों पर ईंट की एक छोटी सी दीवार लगा दूं, तो भूखंडों की पहचान करना आसान हो जाएगा और यह मेरे लिए सस्ता होगा। मैं यह काम ₹ 8000 -10,000 के बजट में कर सकता हूं। छोटे भूखंडों के लिए, जिन्हें मैं बहुत जल्द परिसमापन करना / बेचना चाहता हूं, बांस के खंभे और पट्टियों/रस्सी  के साथ बाड़ लगाना, सस्ती होगी।

10. मैं प्लॉट 13867 और 13870 से कुछ हिस्सा बेचने के लिए तैयार हूं, ताकि अपने पड़ोसी (मछली तालाब के मालिक) को उचित रास्ता प्रदान कर सकूं। अगर मेरा पड़ोसी नहीं खरीदता है तो मेरी इच्छा है कि सरकार इसे खरीद ले। 
11. प्लॉट 13870 पर स्थित शिव मंदिर, मेरे पड़ोसी (जो पास के तालाब का मालिक है) की कुछ जमीन पर कब्जा कर रहा हो सकता है । यह संघर्षों के जोखिम को खोलता है। छठ पूजा के दौरान, मेरे पड़ोसी मेरे मंदिर का अतिक्रमण करते हैं और 2-3 दिनों तक कान को नुकसान पहुंचाने वाली तेज आवाज का इस्तेमाल करते हैं। यह मेरे मानसिक और शारीरिक स्वास्थ्य को नकारात्मक रूप से प्रभावित करता है। इसके लिए मंदिर के संभावित अतिक्रमित हिस्से को तोड़ना और मंदिर को पूर्ण नियंत्रण में लेना अच्छा रहेगा। तोड़ने की सीमा अमीन की सेवा लेने के बाद आएगी। संभव अतिक्रमण होने की स्थिति में यदि मेरा पड़ोसी या सरकार/कोई धनी व्यक्ति जैसा कोई तीसरा पक्ष, पूरे मंदिर को खरीदने की कोशिश करता है, तो इसका भी स्वागत किया जाएगा।
12. मेरे पास कुल 5 बड़े आकार के खेत हैं जो सरकारी रास्ते से जुड़े हैं। मेरे पास आवश्यक धन होने के बाद, मैं इन भूखंडों की बाड़ लगाने की कोशिश करूंगा।

14. मुझे इन भूखंडों में कृषि कार्यों के संचालन के लिए कुछ कृषि उपकरण और एक दरवाजा युक्त वाहक वाहन की आवश्यकता होगी।

16. खेत की परिधि में, जहां मानव घुसपैठ अधिक है, मैं एक ईंट की दीवार बनाना पसंद करूंगा।  कुछ पड़ोसी अक्सर मेरे भूखंडों का उपयोग घरेलू कचरे को डालने और पानी की निकासी के लिए करते हैं। अच्छी ऊंचाई की दीवारें वहां अतिक्रमण गतिविधियों को रोक देंगी। शेष परिधि के लिए विशेष रूप से जो सूर्य के प्रकाश की दिशा में पड़ती है, तार की बाड़ अच्छी होगी। 
17. एक सामान्य सरकारी पथ के बिना भूखंडों के लिए, मुझे साधारण सीमांकन का उपयोग करना होगा जैसे ईंटों की कुछ परतें, कोनों पर कंक्रीट के खंभे, आदि। ऐसे भूखंडों की बाड़ लगाना मुश्किल है।

    फार्म निरीक्षण कार्य के लिए, मैं एक ड्रोन भी रखना चाहूंगा। 
    
19. मेरे घर में एक गैर-कार्यात्मक हैंडपंप है, समस्या भूमिगत पाइप में प्रतीत होती है। मुझे इसकी मरम्मत करवानी है।
20. मेरे स्थान पर मच्छरों का प्रकोप बहुत अधिक है। उन्हें नियंत्रित करने से जेब से अच्छे पैसे निकल जाते हैं। कुछ मांसाहारी पौधे जैसे एल्ड्रोवंडा वेसिकुलोसा (वाटरव्हील प्लांट), घटपर्णी (नेपेंथेस, पिचर प्लांट), का रोपण उन्हें नियंत्रित करने में अच्छा रहेगा।
21. मेरे प्रतियोगी अक्सर एम्पलीफायर आधारित तेज आवाज के माध्यम से मुझे प्रताड़ित करने की कोशिश करते हैं। वोट बैंक की राजनीति, मुझे मेरे मौलिक अधिकार, शांति, से अक्सर वंचित कर देता है। इसलिए मुझे कुछ भूमिगत कमरा/तहखाना बनाना होगा। भूमिगत रहते हुए, अपनी जमीन से ऊपर की संपत्तियों पर नजर रखने के लिए, मुझे कुछ (2-5) निगरानी कैमरों की आवश्यकता होगी। गलाकाट प्रतियोगिताओं वाले क्षेत्र में, लाइसेंसशुदा बंदूक और पालतू कुत्ते का होना भी महत्वपूर्ण है।
22. कई लोगों द्वारा ध्वनि प्रदूषण, मुझे सोने से रोक सकता है। अक्सर प्रशासन के लिए जिद्दी जनता से ध्वनि प्रदूषण पर नियंत्रण पाना आसान नहीं होता। ऐसी स्थिति में अफ़ीम  का बीज एक अच्छी औषधि है। यह बहुत महंगा होता है, इसलिए इस फसल के कुछ रकबे पर खेती करना मेरे लिए अच्छा रहेगा।
23. साउंड प्रूफ केबिन / स्लीपिंग पॉड्स भी सस्ते और अच्छे होंगे। 
    
    
    
    
24. मुझे दुर्गम भूखंडों के लिए रास्ता सुगम बनाना है ।
25. मैं बिहार और केंद्र सरकार से यह भी अनुरोध करता हूं, कि बिना उचित रास्तों के, कई मालिकों के छोटे खेतों को खरीद लें या फिर एक सामान्य प्रबंधन में डालें, ताकि एक उचित सरकारी मार्ग के साथ एक बड़ा खेत बनाया जा सके।
26. खाता संख्या 1467 के प्लॉट संख्या 14035 पर भी घेराबंदी की जानी है। (भौगोलिक निर्देशांक: 26°38'04.1"N 85°34'21.3"E (26.634467, 85.572586)) . इस भूखंड पर, वर्ष 2015 में गुरु प्रसाद जी (https://www.facebook.com/guru.prasad.965928) के परिवार ने लगभग 3.1 लाख रुपये में लगभग 12 प्रतिशत प्लॉट की हिस्सेदारी  ली थी। 
27. गुरु प्रसाद जी के लगभग 22 सेंट/डिसमिल खेत के पास मेरा खेत जुड़ा है। उनका 15.25 सेंट, बांस का खेत मेरे खेत 13874 से जुड़ा है और उनका 6.5 सेंट मेरे आम के बाग, खेत 14035 से जुड़ा है। मैं भी अपने 6.5 सेंट वापस चाहता हूं, ताकि मेरा खेत 14035 पर अच्छा नियंत्रण हो सके। मेरे पास NH-227 पर हीरो बाइक ऑफिस और ऊपरी पुल के पास कुछ कीमती खेत हैं। मैं उनके 6.5 और 15.25 सेंट के खेत लेना चाहूंगा और उन्हें अपने खेत [15616, 15618, 15619 और 15620] में बराबर का खेत देना चाहूंगा। यह हम दोनों के लिए एक जीत की स्थिति होगी।
28. श्री मुशली पाठक के परिवार का प्रतिनिधित्व करते हुए, विभवेंद्र पाठक जी (https://www.facebook.com/vibhawendra.pathak.7) के परिवार से, वर्ष 1999 से लंबित भूमि विवाद को भी सुलझाना है। इसमें मुझे कुछ आय की आशा है। चूंकि हमारे कई खेत जुड़े हुए हैं, इसलिए हम कुछ खेत को आदान-प्रदान या परिसमापन करने पर काम कर सकते हैं। 

29. एक प्रस्ताव के अनुसार, वें

    मुझे अपना खेसरा संख्या 15617 (खाता: 1464, क्षेत्र 24 डिसमिल) दे सकते हैं, और मेरा खेसरा संख्या 13634 (खाता: 1842, क्षेत्र 30 डिसमिल) रख सकते हैं। इसके बाद खेसरा संख्या 13634 (खाता: 1842) से मेरे 6 डिसमिल, खेसरा संख्या 7590 (खाता 1467) से 3 डिसमिल, और खेसरा संख्या 11456 (खाता 1842) से 4 डिसमिल, कुल 13 डिसमिल उनके पास बचेंगे। इन भूखंडों को वें मुझसे खरीद सकते हैं, या अपने भूखंड 14035 (खाता 1467) से या भूखंड 14057 (खाता 1465) से समकक्ष हिस्से का आदान-प्रदान कर सकते हैं। यह मेरे बड़े भूखंडों में उनके नियंत्रण के 13 डिसमिल जोड़ देगा । यह हम दोनों के लिए फायदेमंद होगा और यह हमारे लिए बड़े पैमाने की अर्थव्यवस्था लाएगा।
30. मैं केवल अल्पकालिक अस्थायी नौकरियां प्रदान कर सकता हूं। कई निजी व्यवसायों की तरह, राजस्व में वृद्धि के लिए लागत में कटौती प्राथमिकता होगी। (वोट बैंक के राजनेता, स्थिर रोजगार प्रदान कर सकते हैं!) मैं उन खेत मजदूरों की मदद करने की कोशिश करूंगा जो मेरे अनुकूल और सहायक है, और पैतृक संपत्ति पर मेरे सख्त नियंत्रण के कारण अपनी आजीविका खो सकते हैं। लेकिन जिन लोगों ने मेरे खिलाफ चाल चली है, और मेरे प्रतिस्पर्धियों का समर्थन किया है, मुझे उनसे बचना होगा और संघर्ष की स्थिति में उन पर कानूनी पुलिस कार्रवाई करनी होगी।
31. मैं अपने खेतों में वैसे फसलें उगाना चाहता हूं, जिनका उपज, उच्च बाजार मांग के साथ, सरकारी न्यूनतम समर्थन मूल्य, बीमा और अन्य वित्तीय सहायता के अंतर्गत आता है। समय मांग को बदलता रहता है। हाल ही में ताड़ के तेल (एलएईस गुइनीन्सिस-Elaeis guineensis), सरकार की योजना में था। काजू की बाजार में अच्छी मांग है, और इसके किसान काफी समृद्ध हैं ! 4 साल से उपज देने वाला हाइब्रिड नारियल भी बहुत अच्छी फसल है।
32. एक किसान और उसकी फसल को कई जोखिमों का सामना करना पड़ता है (फसल को नुकसान, खेत की बाड़ की क्षति और चोरी, आदि), विशेष रूप से उच्च मानव जनसंख्या घनत्व वाले क्षेत्रों में। जिसे कृषि बीमा द्वारा कवर करने की आवश्यकता है। हालांकि यह लागत जोड़ता है, लेकिन यह एक असंगठित खेत को संगठित करता है। ताड़ के तेल, काजू जैसी फसलों में, जहां बीज से बीज की अवधि 4-5 वर्ष की होती है,  यह जरूरी है। लघु अवधि की अंतरफसलें, आय का बेहतर अवसर हैं।

For a farmer, Farming large size plots and Selling small size plots for capital is a good policy.

Water is Money

Religion is an ancient science. Modern science reforms existing religions. 

In Vedic science, an analogy is made between an Administrator and the Sun.  

Our Sun, with its heat and evaporation, collects water and stores it in form of clouds. The clouds on getting saturated forms rain. The place with good (well distributed and moderate) rainfall has good agricultural economy. While low and very high rainfall disturbs the agricultural economy due to droughts and floods. 

Like Sun, an Administrator collects tax from its people, stores it in the banks and redistributes it to the people who needs funding and financial motivations. 

Besides Agricultural economy, Mining forms another important economy. Gathering and Hunting forms uncivilized economy. Agriculture based economy is best for a developed civilization. 

An Administrator develops ponds and irrigation channels to balance the effects of droughts and floods.
